How To Achieve Top Dollar For Your Home

Every Vendor wants top dollar for their home. Of course they do! However, there are usually a few things you MUST do to your property before you can put it on the Market and expect to get the highest price.
It doesn't have to be full on renovations but no matter your budget or timeframe, there's always something that can be done. Let's break down how you might achieve the highest price for your property:

Capture The Emotional Buyer
Price can be effected by a number of aspects. Often your 'emotional buyer' will pay the most. It comes down to what they saw when they reached the driveway, how they were approached by the Agent and how they felt walking through the home.
Create Competition
Ultimately, it is the competition between buyers which will drive the property price up. The first 2 weeks of marketing a property are the most crucial as that's when the most buyers will be looking at it. Multiple interested buyers creates FOMO (fear of missing out) and therefore pushes them to make their highest offer to secure the property.
Invest In Marketing
Covering all bases will ensure you find your buyer, where ever they may be. This includes all major real estate portals, social media, good photography, a video, street signage... the list goes on. But to have a great marketing strategy means an investment from your end to achieve quality and coverage. I do not recommend using an agency who offers '$0 advertising costs' as this is just their way of getting your business and will likely only include the basics. But the big question is HOW?
What do you need to do to get your property ready so that you can get the highest price? That's not exactly a quickly answered question. It all comes down to the presentation. There are a million things you could do, but it's about prioritising the most important things that are within your budget and timeframe and are going to add the most value.
Before putting your home on the market and crossing your fingers on achieving the BEST price, the property must first look it's BEST.
This includes:
Front exterior of the home is neat, tidy and maintained including lawns, gardens, driveway, gutters, etc
Entrance to the home is clear and inviting
The home has a calming atmosphere with adequate lighting, ventilation, pleasant smells, looks tidy and coordinated and is free of clutter
Each space is defined and inviting using coordinated furniture and decor items
The house has been thoroughly cleaned including carpets, inside cupboards, fans, windows, bathrooms, kitchen, floors, etc
The home is depersonalised by removing personal picture frame, magnets off the fridge, pet bowls put away and no shoes at the front door
All repairs and maintenance jobs are taken care of
This may sound like a lot but if you're asking yourself, "is it worth doing?", put yourself in the buyers shoes. Is it going to add another thing to their list of improvements once they move in? Don't give the buyer room to negotiate or have any doubt about whether they love it or not. It's important to give yourself some time to get these tasks completed. As soon as you start thinking about putting your home on the market, start listing the things that could look better. Try looking through the eyes of a potential buyer rather than the aspects that you might love and somebody else might not.
