Project Process

The owners of this project lived out of state and had tenants renting the property. The home was neglected, tired and dark. Unable to complete the improvements themselves, they hired us to completely transform the home, with a limited budget and a tight deadline. For this project, we engaged all the necessary contractors, managed their budget and all on-site work to complete this makeover within just 3 weeks!

Outcome:

The property sold within the first weekend open house, after just 7 days on the market and set a suburb price record.

To Add Value To This Property:

• INTERIOR/EXTERIOR PAINT

  • With a fresh coat of modern colored paint inside and out, this brightened the facade, improved the street appeal, creating a welcoming first impression and removed dark feature walls. The aesthetic turned from dated to feeling new, fresh and well maintained throughout.

• STAGING

  • The tenant vacated in order for the property to be professionally staging which gave the home a burst of life and personality aimed towards the seller's target market.

• KITCHEN COUNTERTOP RESURFACED

  • The kitchen countertop was worn and yellowing. As a cost-effective improvement, we hired a professional to resurface it in a fresh white, to frame the kitchen as the heart of the home once again.

• MINOR IMPROVEMENTS

  • The finishing touches included replacing the old light fixtures to down lights. We replaced the old toilet in the main bathroom and range hood in the kitchen, tidied the gardens and exterior areas, removed dated vertical blinds, hired a professional cleaner to do a deep clean throughout, including carpets, replaced the dated door knobs to modern handles and pressure washed the driveway.
