Is It Necessary To Style Your Home When The Market Is Hot?

We've heard Real Estate Agents being asked this question A LOT lately!

"Do I need to style my home?"

"Do I need to pay for marketing and advertising?"

"Do I need to spend money on making it look good when the market is good?"

Here's the answer to all those types of questions. It all depends on the outcome you want to achieve.

As the homeowner, it's your choice on how you want your house to look when it goes up for sale. And of course it all depends on your budget, timeframe and current situation. But no matter what, there's always something that can be done to make you more money. At the end of the day, that's what it all comes down to. Your home is an asset.

On that note, as with any asset, you sell when the market it up. Now is a great time to sell your home as we're in a Sellers Market. This means there is an abundance of buyers and a lack of supply. These market and economic conditions mean buyers are willing to pay premium prices.

For this reason, you very well could attempt at selling your home without doing any repairs, without dressing it up and without advertising. In this case, you would be purely relying on your Agent to find your buyer within their current database.

Now let's say you get photos taken and advertise your property as is with no effort in dressing it up. You are now competing again the other, beautifully presented properties currently on the market.

In real estate, it is the competition of buyers that drives sale prices up. So if you're trying to sell your home as is and without advertising, I would say you're going to get a relatively average price for it.

This scenario may be your only option if you really need to offload your property and don't have a lot of funds to invest into it before selling.

Always remember there are alternative options these days such as ListReady which is a pay-later solution for listing expenses.

On the other hand, consider this scenario where you've invested in repairs, cleaning, styling and quality advertising. You're going to attract more buyers as you stand out above your competition. This will bring more potential buyers through open homes. With more interest, you're able to create that healthy competition which is ultimately going to increase your sale price. With more interested buyers, you will then spend less days on market.

This case is a win-win situation. You've invested into your asset while the market is hot, setting yourself up for success.

In the scheme of things, spending $5k, $10k, $50k on your property, depending on it's overall value, in's not a lot when you consider your return and the outcome.

Our advice to those questions is a definite "Yes!". You do need to style your property, present it well and advertise. You don't have to spend a fortune. That was Creative Renovation Studio's entire focus is - preparing your home for sale without spending a lot.
