Project Process
The homeowners of this large property were a busy, professional couple with two young children and limited on time. With a limited timeframe, they were still willing to invest in substantial renovations. For this project, we coordinated all contractors and managed their sizeable budget to get all work completed within their deadline.
Outcome:
The property sold on the day of Auction, well above the reserve price.
To Add Value To This Property:

INTERIOR/EXTERIOR PAINT

We used 60% of the budget to completely refresh the interior and exterior paint, including the facade, porch balustrade, outdoor entertaining area and replacing the dated front entry door. This created a 'homestyle-hamptons' aesthetic to feel increasingly modern, bright and well maintained.

STAGING

Another large portion of the budget was allocated to professional property staging throughout allowing for extraordinary marketing and for buyers to form an emotional connection with the home.

POOL FENCE REPLACEMENT

A key improvement was replacing the metal pool fencing with frameless glass to allow seamless, focal-point views and incorporation into the lifestyle of the outdoor entertainment area.

MINOR IMPROVEMENTS

Some of the minor improvements included replacing light fixtures and tap fittings, installing sheer curtains and painting dated floor tiles to be in-keeping with the modern homestead style.
