Get Your Home Re-Appraised Now

Updated: Oct 19, 2021

Did you get an appraisal on your home last year or even 6 months ago? Well it's already time for a new one. Because the market conditions right now, are already completely different to those at the start of the year. As a home owner, it's always a good idea to keep your finger on the pulse and know how much your biggest asset is worth.

You may not think you're ready to sell at the moment but with market conditions as they are right now, you might reconsider. Your property's new value might give you an opportunity that you've been dreaming of or put you in a position to buy something better! You never know, which is why it's always best to find out.

Firstly, choose a local agent who has been in the industry for a long time. They'll have a good feel for recent changes and a great idea of pricing and conditions in your suburb.

It's a good idea to let them know that you're just wanting a 're-appraisal' so that they can give you the information you're looking for. What you want to know is the differentiation on price year-on-year. This will allow you to see the percentage of increase or decrease (unlikely) from the last time your home was appraised - even if that was only a few months ago!

When giving you a price, there's also something very important your agent will need to consider. They need to be pricing differently, for the current market conditions, not in the same way they were 12-18 months ago. The pandemic really flipped the real estate industry upside down. It's changed the way we buy and sell.

So to get the most out for your home, if you decide to sell, make sure the information and figures being used are ones within the last 3-6 months. If you're in a popular suburb, this won't be difficult with the amount of movement we're seeing.

If you've made any improvements to your home, this is also another reason to have your home re-appraised. Additions such as a home office, pool, landscaping and entertaining area. These features are all very appealing at the moment especially after lockdown conditions have forced people to reconsider how we live in and use our homes.

Even if you don't want to sell, it's always good to know exactly how much your biggest asset is worth. Sometimes it's better to think with our heads more than our hearts, like any good investment.

Do consider however, if you put your home on the market and you don't have somewhere else to move to, you're going to have to enter into the competitive buyers market yourself. Check out our Tips For Buyers In A Hot Market.
