We're well and truely into the new year and as we all do, it's a time for reflection, setting goals and aiming higher.
The Gold Coast real estate market has been difficult to keep up with as properties sell prior to hitting the market, sight un-seen, for exceptional prices and from the majority of interstate buyers. There seems to be huge amounts of money coming out of the woodworks with low interest rates combined with a sellers market meaning a lack of supply alongside extremely high demand.
During 2020 and 2021, we saw homes being snatched up in an instant. Our prediction for 2022 is that we'll still be seeing high sale prices, however, properties will have the opportunity to be listed and see the lifespan of a regular campaign. There will be longer days on market with a lower list-to-sell ratio than previous years. There's nothing necessarily wrong with this scenario, we're simply beginning to head back to the way things were.
This means that all those Agents who jumped on the band wagon to make their commission while it lasted, will start dropping like flies. You'll see these types of Agents with listing for up to 60 and 90 days. Whereas this is where the experienced Agents who know their stuff and are in it for the long haul will remain standing and take over those expired listings.
Agents will have to refer back to the all important listing techniques instead of listing the property as quick as possible just to get the deal over the line. This will include professional photos, videography, floor plans, property styling and immaculate presentation, regular open homes, brochures, listing on all platforms... There are lots of essential marketing techniques that will need to be re-adopted this year as the market begins to taper off.
If a property is going to sell for a great price, it will need stand out like a peacock compared to it's competition.
When a home looks it's absolute best, it will attract more buyer interest, create FOMO (fear of missing out) and more competition, which will result in less days on the market and a higher sale price.
