It's always important to be offering as much value as you can in your service as an Agent. It's so competitive between fees, marketing costs and branding.
Plus these days, home owners know almost everything about you before they've even met you. So it's crucial to have consistency, quality and value in your marketing and in your service.
Use these simple techniques to add even more value to your personal brand and win the business!
Be A Human Being
Should be pretty easy this one... But often Agents can get too swept up in getting the listing or being a sales person that they forget to just be themselves. Home owners will choose someone they like and can relate to over a stone-cold machine.
While you're walking through their home, look for something that you might be able to relate to them on and make a connection. It might be a picture on the wall, an ornament or just compliment them on something to make them feel special.
Talk The Talk
Your service and communication with the home owner, post-appraisal, is what you'll get hired for. Don't drop the ball as soon as you've secured the business.
Leave them with some useful info after your appraisal and follow up to see if they have any questions.
It's not hard to give your Vendor a call after the Open Home to give them an update. Do it on your way to your next open.
You can never communicate too much. Even if you don't have anything new to tell them, a phone call to say, "I don't actually have anything new for you but I just wanted to let you know", will go much further than radio silence will.
Think Outside The Square
Any Agent can take photos, chuck it on the internet and hope that the property sells. But to be an extraordinary Agent, you must go above and beyond - put your own flare on things and add as much value as you can into every Listing!
Use a professional photographer
Have an engaging video produced
Always include a Floor Plan - buyers always look for these
Educate your Vendor on the importance of preparing their home for sale - use Creative Renovation Studio to give them a free one hour consultation to get them started.
Provide light refreshments at Open Homes
Bring your Vendor a coffee to your next meeting
The suggestions are endless but have some fun and what goes around will come back around.
