Every inch of space is very important when trying to squeeze every dollar out of the sale of your home. There are a lot of common mistakes when it comes to furniture, colour, positioning and lighting of a room and making it feel spacious. Use the following techniques to make every room in your home feel bigger.
1. Keep bench tops clear of appliances and clutter
Kitchen bench space is very valuable. Even keep hallways cabinets and any kind of shelves clean and clear. Clutter doesn't sell houses so get rid of as much as you can!
2. Tidy cupboards and the kitchen pantry
Buyers look inside everything, we know they do. An organised cupboard will appear larger.
3. Limit unnecessary furniture items
Items like bookshelves, cabinets and desks only crowd a room. If possible, clear them out, donate or sell them. A room can also appear messy when there are numerous colours and textures. This can even include different types of timber! Keep your furniture matching.

3. Simplify a room to the basics
In a lounge room for example, all you really need is one or two lounges, a coffee table, tv cabinet and a side table. Maybe an occasional chair and a floor lamp. But keep it to the basics and remove everything else.
4. Match the size of the room to the furniture
If you only have a small dining area, don't try and jam a six seater table in there. Opt for a smaller, round, four seater. This will provide more space around the table, making it feel more spacious. The same can apply for a bedroom. Don't be afraid to use a single or double bed.
5. Keep your furniture centred
It can be tempting to push furniture to the outside of a room to create more space in the middle. But what will create the feeling of spaciousness is the ability to move freely and easily in and around the room.

6. Appropriate lighting
A well lit room of natural and artificial light will appear bigger and brighter. It's always a good idea to have numerous light sources such as ceiling down lights, possibly a hanging pendant light, a floor lamp or a side lamp. This will also help to create atmosphere.
7. Proper ventilation
Cross ventilation will make the home feel airy and fresh. With a gentle breeze throughout the home, it won't feel stuffy or cramped. For open homes, always turn your fans onto the lowest setting to create some movement in the room.
8. It can be hard to detach from some of your favourite or personal belongings. If you don't want to get rid of them forever, consider storing them with family or hiring a self-storage unit.
Try to look at the bigger picture. The value of a few furniture items and belongings are minimal compared to the amount you might get back on the total sale price.
