5 Unique Things You Can Do To Make Your Open Home Stand Out

This won't take your average Joe to actually implement these things. But that's the whole point.

Some prospective buyers will spend their whole weekend walking through dozens of Open Homes. Eventually they all become one big blur. But, if you can make your property stand out, guaranteed it won't be forgotten easily. And when your Agent calls them for that crucial feedback on Monday, they'll know which one they're talking about.


Fun Facts

There's often what's called 'hidden value' within homes that buyers will never know unless they happen to notice themselves or they're told. It could be inbuilt speakers, a plumbed in fridge or storage in the attic.

If you've got numerous people at your open home, your Agent might not have a chance to explain all these things to everyone. A unique way to do this is to leave Fun Facts around the house.

Use just an A5 T-Shape Sign Holder (under $8 each from Officeworks), print out some clear and simple facts about your home that you think potential buyers should know, and place them where they're needed!


Add some fragrance

When you first walk in to any space, the first thing you notice is the smell. Make this a sensational one with the below suggestions:

  • Burn a delicious smelling candle (Vanilla Caramel by Glasshouse is always a winner)

  • Bake some cookies while the open home is on. You may need to ask your Agent to take them out for you.

  • Put a diffuser on with some natural scents that will encourage peace and calming

  • Put a roast in the oven. This may sound crazy but I've seen it done before and trust me, you'll get lots of watering mouths

  • Buy some fresh flowers from your local florist. Lilies would be my recommendation.

Provide some drinks and snacks

Depending on what time of the year, your prospective buyers might be walking around in the hot sun. It doesn't have to be anything extravagant but they might appreciate these:

  • Small bottles of water in a bucket of ice

  • Juice poppers for the kids

  • A bowl of wrapped lollies like Minties, Fantales or Mentos

For the more exclusive properties or a at twilight viewing:

  • Glasses of champaign or punch for the designated driver

  • Cold bottles of San Pellegrino sparkling mineral water

  • Mini quiches, spring rolls or sliders

  • Macaroons, cheesecake squares or cookies

Make them well informed

Once your Agent takes potential buyers' details at the door, send them a 'Welcome' text as soon as they arrive with some immediate info on the property such as a Floor Plan. After they leave, email them a full brochure with everything they should know.


Invite your neighbours

They're going to be curious and nosey anyway. So why not send them a 'VIP Open Home Invitation' to an exclusive pre-market viewing. It'll make them feel special, considered and who knows, they may just be your buyer.
